Back in Autumn of 2023, Redmoor Property Consultants commenced works on site to renovate a series of farmhouse properties, on behalf of a Local Authority Client. Works formed part of the Decent Homes improvements scheme and the first project was completed in January, while the second was recently finished in March.
The latest farmhouse refurbishment project, located in North Devon, entailed full renovation, upgrade and modernisation, plus a programme of internal and external redecoration to provide a home for incoming tenants.
Redmoor’s involvement has required delivery of the project from inception, through preliminary and technical design stages, including preparation of drawings and schedule of works / specifications. This was followed by management of the Tender process, appointment of the Principal Contractor and subsequent co-ordination and administration of the Contract during the construction phase.
The project included a new kitchen, bathroom and utility room, and a complete overhaul of the plumbing and electrical systems. Works included an upgrade of the external building fabric to improve thermal efficiency, plus the installation of PV panels on the roof. In addition, and following identification of inherent building defects as part of the preliminary design stage, the project incorporated a programme of remedial work to resolve damp ingress.
This scheme brought with it a series of specific challenges that required a degree of flexibility and adaptability to overcome and deliver a successful project. Working within existing and historic buildings always present a series of ‘unknowns’ and this project was no different. This required pro-active ‘problem solving’ to manage and co-ordinate the additional unscheduled work.

When planning for this type of project, we are always conscious that there will be a degree of unknown factors that may affect the delivery process on site. This project tested this approach from the outset when it became apparent that the original construction and previous repair works had been completed to a very poor standard. Therefore, by maintaining clear communication with the Client, Contractor and Tenant, we were able to adapt to ensure the project was delivered successfully to address inherent defects and to ultimately provide the best long-term solution.”
