One of our main roles here at Redmoor Property Consultants is to help our Clients protect and maintain their building assets. Within this role we work in a wide range of property sectors and environments. We are currently working on behalf of a Local Authority Client to deliver a programme of repairs and maintenance to a series of farmhouse buildings, which forms part of a wider Decent Homes improvement scheme.

The majority of rural councils in the South-West own farmland and the associated buildings on the land. Therefore, it’s essential that these buildings are subject to regular routine maintenance in order that they remain valuable, tax-payer assets and not turn into expensive liabilities.

The current projects have been triggered by a change of tenants and this has offered the opportunity to update the buildings and prepare them for a more modern future.

As part of this commission the Redmoor team used an existing Decent Homes & Energy Report in order to establish a project brief and agree a scope of works with the Client at the outset. The focus of the works will be to carry out building fabric repairs to the external envelope, including window, door and roof replacement, damp treatment and energy improvements to provide increased levels of thermal insulation.

The projects will also entail internal adaptations and refurbishment that will include redecoration, new flooring and replacement of kitchen and bathroom facilities. As part of the project and to ensure they are brought up to modern and efficient standards, Redmoor will co-ordinate design by M&E Engineers for planned replacement and overhaul of existing electrical, heating and plumbing installations.

The Redmoor team have been involved through preliminary and detailed design development stages, plus tendering and subsequent appointment of contractors. Works have commenced on site and the Redmoor team will provide ongoing management of the projects to oversee the work through to conclusion.

These particular farm sites are rural and remote, so it’s important to make sure that although these assets are out of sight, they’re certainly not out of mind and planned adaptations will ensure the longevity of the buildings and comfort of the occupants.”
